The Chapel Crossings Community Development District (“District”) is an independent local unit of special-purpose government created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.

A Community Development District (CDD) provides the "solution" to Florida’s need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents.

CDDs represent a major advancement in Florida’s effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community’s facilities.

Great News! All Amenities are Now Open!

We are thrilled to announce that all amenities have officially reopened, thanks to the tremendous effort of our vendors and staff!  

Our landscape team is still hard at work addressing fallen trees and other storm-related cleanup. They began at 4:30 AM the morning after the hurricane and have been working tirelessly ever since. Safety remains our top priority, and additional items will continue to be addressed as quickly as possible.  

We appreciate your continued patience and support throughout this process!

Hurricane - Closure Information

Dear Chapel Crossings Residents,

The Chapel Crossings Community and the surrounding Tampa Bay Area could be impacted by significant wind and rain in the coming days.  We are closely monitoring the projected track of Tropical Storm Milton, which is expected to strengthen into a hurricane by the time it makes landfall.  While a storm's path and impacts are difficult to predict, we recommend early preparations that will keep your community safe. 

We will make necessary adjustments to the pool areas on Monday, October 7.  Pool access will be closed at noon on Monday.  The pool area will remain closed until the facilities have been cleared by a professional community staff member.  Please secure your outdoor furniture and personal belongings before inclement weather arrives.

Understandably, the weather will affect our landscaping team who we will be back to our property post hurricane to conduct repair and recovery operations of all the common areas.

We have recently experienced a record amount of rain. The incoming system is projected to bring a significant amount of additional rain to the area.  As a reminder, ponds are linked to our stormwater system, we are not able to control water levels. These heavy rain events can create standing water.  Please be cautious of flooding throughout the area.  Part of our protocols are to make sure the storm drains are clear and to have our cleanup crews onsite after the storm passes.

Please speak with your children and community members about the closing.  Remember entering a closed area including but not limited to the pool area, construction site, and unfinished homes is trespassing.  Please avoid these areas.  The safety and security of our residents are of the utmost importance when severe weather is expected to impact.

Fall Fest (Weather Permitting)

Westbury & Asbury Pond Update - September 25, 2024

The odor in the area is expected to come and go as we work to get the bacteria under control.  The raking and first treatment just occurred. The area is being monitored and will be assessed after the storm passes. Heavy rains will help flush and move some of the material around which will help. Dying organisms release gas into the air and the smell will be strong for a time. We will likely do a follow up raking after the storm and capture more of the decaying biomass which is contributing to the smell.

WESTBURY & ASBURY POND UPDATE

The following e-mail represents the action taken by the CDD to identify the problem in Westbury and the solutions:

Originally, we were notified that there may be a blockage in the storm system causing the problem. After numerous investigations, we found that while there was debris in the inlet (water bottles, plant material etc.); none of it was sufficient to cause a blockage and subsequent odor.

The CDD took immediate steps to address the issues once they were brought to Management’s attention, including contacting our lake management company, Solitude, to treat the lake. We also contacted the CDD Engineer (FDC) and the original site contractor (Ripa) to do further site investigation. During these investigations, no problems with the utility system (wastewater, water, or reclaimed water) were identified, nor were there problems with the stormwater management system, which continues to function as designed and permitted. 

 We then contracted with another environmental/aquatics company to investigate the issue. They have found that an algae bloom, that has moved around the large pond depending on how the winds were blowing, has found itself back to the southwest corner of the pond (prevailing winds), which is very close to the Westbury neighborhood.

This company has offered a number of solutions to clean up the pond and remove the algae. Among them is “rake and removal” which literally means they will clean up as much of the surface of the water as possibly.  Rake and removal started this morning.  Additionally, they will apply environmentally safe chemicals over a period of time to treat the water column to address residual algae and bacteria to curb the current bloom and lessen the risk of more bloom.  The first of three treatments is scheduled for early next week.  

Important Access Card & Gym Usage Reminders

We would like to remind everyone about the proper use of personal photo access cards and the guidelines for bringing guests into our community spaces.

 Personal Photo Access Cards:

  • Non-Transferable: Your personal photo access card is meant for your use only. Please do not give out your card to anyone else, including family members, visitors, or non-residents.
  • Guest Policy: You are welcome to bring up to four guests with you. However, you must stay with your guests at all times and be responsible for their behavior.
  • Consequences of Misuse: Any misuse or giving out of personal access cards to another individual may result in the deactivation of your access card.

 Gym Usage:

  • Residents Only: The gym is for the exclusive use of residents aged 16 and older. Guests, regardless of age, are not permitted to use the gym facilities.

 We appreciate your cooperation in following these guidelines to ensure a safe and enjoyable environment for all residents.
